What does MR Associates do?
MR Associates is a real estate and land development firm based in Coimbatore, Tamil Nadu. We sell curated residential plots and development land, develop raw land into approved plotted layouts, help NRIs buy property in India, and assist individuals with buying and selling property, including documentation and registration.
Which documents should I check before buying a plot in Tamil Nadu?
At a minimum: the sale deed and parent documents going back at least 30 years, an encumbrance certificate (EC) for the same period, patta and chitta in the seller's name, the approved layout plan, and recent property tax receipts. Have a property lawyer review them before you pay an advance.
What is a DTCP-approved plot?
It is a plot in a layout approved by Tamil Nadu's Directorate of Town and Country Planning (DTCP), which checks land use, road widths and open space reservation before approving a layout. Approved plots qualify for building plan approval and bank loans, which makes them safer to buy and easier to resell.
Can NRIs buy property in Coimbatore?
Yes. Under FEMA rules set by the Reserve Bank of India, NRIs and OCI cardholders can buy residential and commercial property in India without special permission. Agricultural land, plantation property and farmhouses are excluded, and payments must come through Indian banking channels such as NRE, NRO or FCNR accounts.
